Services

Compile an Inventory listing (and condition) of
all items in the property.
·
Arrange for “check-in” of Inventory with the
in-going tenant and arrange for tenant’s signature.
·
Organise cleaning of the property if required and
also any repairs and/or maintenance if needed.
·
Deal with any day to day 'normal' maintenance
tasks of your property and its contents and when necessary,
instruct Maintenance contractors, Builders etc. on your behalf
to carry out essential repair work, redecorate/replacements etc.
Note: we can assist and manage if required, any “major”
refurbishment or corrective works necessary at the property, and
will assist with any subsequent insurance claim matters. There
will however, be a charge for our time and resources for such
extraordinary works, based on a percentage of the costs of the
overall job, and will be agreed in advance.

Monitor payment and collection of rent and pay
balance nett of disbursements into the landlord's bank account
monthly.

Issue Monthly statements of account.
·
At the end of a tenancy term or in the event of
there being a change of tenant during the term, we arrange to
check out the property and its inventory, check that all utility
bills are paid and refund appropriate deposit monies to the
outgoing tenant. Please note, unless otherwise agreed, The
managing agent will hold the Security Deposit monies for the
duration of the tenancy.

Carry out interim inspections of your property on
your behalf (for the duration of the tenancy term) to ensure
that the property is being well cared for and to check for any
repairs/maintenance needing attention.

It is essential for us to have sufficient funds at
the commencement and during the term of the management contract
to enable us to meet all contingent expenditure prior to the
next rent collection. Where the managing agent is not collecting
rent, then the appropriate funds will be forwarded to the Agent
in advance of any works being carried out.

We cannot undertake to make any outgoings beyond
the available funds held by ourselves on your behalf.
·
In addition, subject to our holding sufficient
funds on your behalf, any bills approved by you and being
directed to us will be paid on your behalf, for example,
insurance premiums and any Service charges as applicable.

Our experience is
such that property owners’ requirements vary from property to
property and fees for Management services will be costed
accordingly and tailored based on the individual’s needs
following our discussions with you in advance.
The management
services can either be:
(A) Full
Management Service:
To carry out all
of the services as listed above and including the collection and
administration of rent.
(B) Partial
Management Service
To carry out all
of the services listed above but not collection or
administration of rent.
(C) “A La carte”
Management Service
Tailored to
Individual Property Owners’ needs – please ask for separate
listing and rates
Void Periods:
The Agent is not
responsible for the property during void tenancy periods, unless
this has been expressly agreed in advance.
Instructions of
Solicitors:
You will be
informed of any breach of contract. The Property Management
Partnership Ltd., as your managing agent, will endeavour to
resolve issues in the first instance, however, if it is deemed
necessary to engage legal counsel, you will advised to do so.
